What is Tax Increment Financing (TIF)?

Tax Increment Financing (TIF) is a financing tool authorized by Minnesota State Statute 469.174. It works by earmarking the future increases (increment) in property taxes for a period of time as stipulated by statute. Benefits as a result of TIF financing can include job creation, reinvestment in underperforming areas, creation of housing districts, or cleaning up environmentally contaminated sites.
